Tahoe/Truckee Real Estate 2010 Year End Stats

These graphs show some of the year end sales statistics for the Lake Tahoe/Truckee area.

The first set of graphs compares sales numbers in 2010 to 2009. For sales volume at Lake Tahoe, there was a 20% increase in home sales and a 48% increase in condo sales in 2010 compared to 2009. For units sold in 2010, there was a 16% increase for home sales and a 46% increase for condos. The median price for homes decreased by 6% and the average home sale price increased by 1%. The median condo price decreased by 9% in 2010 the average price increased by 4%.

The second set of graphs shows numbers for Truckee. Sales volume had no change in 2010 compared to 2009 for single family homes and and condo sales volume increased by 46%. Units sold increased by 5% for single family homes and and condo sales increased by 46%. The median price of single family homes decreased by 8% in 2010 and the average home sale price decreased by 4%. The median price for condos decreased by 9% and the average price stayed the same.

The third set of charts breaks down the properties sold in 2010 by price band.

Tahoe Donner Market Update – November 2010

alder-creek-road.jpg Another 19 homes sold in Tahoe Donner last month! This makes a total of 197 sold homes year to date. This number is up from last year (192 homes sold for the same dates in 2009). The least expensive sold home last month was for $250K and the most expensive was $1,790K. The average home sale price was $677,641 and the median home sale price was $619,980. The average days on market was 95 days. 1 home was a short sale and 3 were bank owned. Inventory has come down a bit from last month and there are currently just 95 single family homes listed in Tahoe Donner. 25 homes are currently in escrow in Tahoe Donner. The absorption rate is around 26% and there is just under 4 months supply of inventory remaining in Tahoe Donner. Click on the link for current homes for sale in Tahoe Donner.

Tahoe Donner Market Update – September 2010

stockholm.jpg Homes are selling in Truckee! 26 homes sold in Tahoe Donner just last month (September 1-30, 2010). The least expensive home sold for $265,000 and the most expensive home sold for $1,140,000. The average sold price was $556,630 and the median sold price was $519,500. The homes were on the market an average of 72 days. 1 of the homes was a short sale and the rest were all standard sales (not bank owned or short sales). There are currently 159 homes listed in Tahoe Donner. 7 are bank owned and 17 are short sales. 28 homes are in escrow. The absorption rate is around 18% and there is 5.6 months supply of inventory remaining in Tahoe Donner. Click on the link for current homes for sale in Tahoe Donner.

Lake Tahoe & Truckee September 2010 Real Estate Sales Stats

Tahoe real estate sales are up! Another 84 homes sold last month. This makes a total of 624 year to date. Last year there were 538 home sales for the same time period. It’s encouraging to see some positive numbers!

The most homes sold in Tahoe Donner last month (26 homes) and in Truckee (19 homes). The $500K and under price range continues to see the most activity. Specifically, in the $300K-$499K range with 32 homes selling last month! Next was the $500K-$699K range with 18 sold homes. The upper end market saw a lot of activity as well with 17 homes selling for over $1 million!

Lake Tahoe & Truckee August Real Estate Sales Stats

September 3, 2010

August saw the same amount of home sales as July 2010. 72 single family homes sold last month. This makes a total of 519 year to date. For the same dates in 2009, 419 single family homes sold. This shows that we are seeing quite a bit more activity this year from last year!

For home sales last month, the area that saw the most activity was Tahoe Donner with 24 homes selling. Next was Truckee with 16 homes selling, then North Lake Tahoe with 15 sold homes. We are still seeing the most activity in the $500K and under price range. Specifically, in the $300K-$499K range with 27 homes selling last month! Next was the $500K-$699K range with 15 sold homes. There was also quite a bit of activity in the higher priced homes with 9 homes selling for over $1 million! One home even sold for $10 million! There were also 24 condo sales last month.
