Tahoe Donner Real Estate Market Update – March 2011

21 Tahoe Donner homes sold last month! This is the largest number we have seen in quite some time. There have now been 45 single family home sales in Tahoe Donner for 2011.

4 homes that sold were short sales and 2 were REOs. The lowest sale price was $235K and the highest sale price was $1.2 million. The average home sale price was $554,114 and the median home sale price was $525K. The average days on market was 105 days.

There are still 81 single family homes listed in Tahoe Donner. 13 of these are short sales and 3 are REOs. The amount of inventory is going down a bit each month. It will likely go up again this spring. There are currently 17 homes in escrow in Tahoe Donner. Lake Tahoe & Truckee October 2010 Real Estate Sales Stats

Another 83 single family homes sold last month. This makes a total of 691 sold homes in the Tahoe area for 2010!

The majority of home sales were in the $300K-$499K range with 32 homes selling. 17 homes sold for $299K or less. 15 homes sold in the $500K-$699K range. Still lots of activity with the upper end price range with 11 homes selling for over $1 million. The neighborhood with the most home sales was Tahoe Donner with 27 homes selling. Next was Truckee with 20 home sales. 5 of the homes that sold last month were short sales and 17 were bank owned.

June Tahoe Donner Market Update

15 Tahoe Donner homes sold during the month of June 2010. 89 homes have now sold in 2010. The least expensive home last month sold for $265K and the most expensive was for $1.025 million. The average home sale price was $601,793 and the median was $545K. The homes were on the market an average of just 64 days. 2 homes were short sales and the rest were standard sales. There are now 152 active single family homes listed in Tahoe Donner. 6 listings are bank owned properties and 18 are short sales. 16 homes are under contract. Lake Tahoe & Truckee June Real Estate Sales Stats

71 single family homes sold last month! This makes a total of 370 sold properties year to date. For last month’s home sales, most of the activity was in Truckee with 21 homes selling and Northshore Lake Tahoe with 15 homes selling. We are continuing to see the most activity in the $300K-$499K price range. 17 homes sold for $299K or under, 26 homes sold in the $300K-$499K range, and 14 in the $500K-$699K range. 7 homes sold for over $1 million and 1 the most expensive home sold for $12.4 million! 16 condos sold last month.
