The Lake Tahoe and Truckee real estate market continues to see quite a bit of activity! 69 single family homes sold during the month of August 2011. There have been 558 single family homes that have sold in 2011 year to date.
The most home sales took place in Truckee (21 homes) and Tahoe Donner (18 homes). The price range with the most home sales was the $300K-$499K range (25 home sales). 16 homes sold for $299K or less and 11 homes sold for over $1 million last month. There were 10 short sales and 9 REO sales last month.

86 homes sold in Truckee/Lake Tahoe last month! This brings the 2011 total to 483 year to date. This number has gone up since last year. For the same dates in 2010, 447 homes sold. It’s great to see this improvement in the number of home sales!
The most activity for home sales last month was in Truckee with 29 single family home sales. 21 homes sold in Tahoe Donner, 11 at North Shore of Lake Tahoe, 8 at West Shore Lake Tahoe 3 at Alpine/Squaw, and 1 at Northstar. The majority of home sales was in the $300K-$499K range with 32 sales. 25 homes sold for $299K and under. 8 homes sold for over $1 million. 10 short sales and 16 REOs sold last month.

Another 89 single family homes sold in our MLS last month! 393 homes have sold in 2011 so far. 373 homes sold for the same dates in 2010 (January 1-June 30, 2010). This number has gone up which is a positive thing to see!
The most activity for home sales last month was in Truckee with 23 single family home sales. 20 homes sold in Tahoe Donner, 15 at North Shore of Lake Tahoe, 11 at West Shore Lake Tahoe 4 at Alpine/Squaw, 1 at Northstar, and 1 at Lahontan. The majority of home sales was in the $300K-$499K range with 29 sales. 21 homes sold for $299K and under. 7 homes sold for over $1 million. 12 short sales and 13 REOs sold last month.

Home for Sale in Tahoe Donner
We are seeing an increase in the number of homes listed in Tahoe Donner. At the end of April there were 92 homes listed and there are now 119 homes listed in Tahoe Donner. We will likely continue to see inventory go up over the next few months during the busy selling season this summer.

Tahoe Donner Home for Sale
The Tahoe Donner Real Estate Market is looking good! 12 homes sold last month. This makes a total of 57 Tahoe Donner home sales for 2011.
We are continuing to see more and more short sales and foreclosures on the market. 1 of the homes that sold last month was short sales and 3 were REOs. The rest were standard sales (8). The lowest home sale price last month was $230K and the highest home sale price was $850K. The average sales price was $509, 558. The average days on market was 86 days.
92 single family homes are now listed in Tahoe Donner. 14 of these are short sales and 1 is an REO. Inventory is slowly going back up as the warmer weather is coming and home owners are deciding to sell again. There are currently 16 homes in escrow in Tahoe Donner.
