Tahoe real estate sales are up! Another 84 homes sold last month. This makes a total of 624 year to date. Last year there were 538 home sales for the same time period. It’s encouraging to see some positive numbers!
The most homes sold in Tahoe Donner last month (26 homes) and in Truckee (19 homes). The $500K and under price range continues to see the most activity. Specifically, in the $300K-$499K range with 32 homes selling last month! Next was the $500K-$699K range with 18 sold homes. The upper end market saw a lot of activity as well with 17 homes selling for over $1 million!

Lake Tahoe & Truckee August Real Estate Sales Stats

August saw the same amount of home sales as July 2010. 72 single family homes sold last month. This makes a total of 519 year to date. For the same dates in 2009, 419 single family homes sold. This shows that we are seeing quite a bit more activity this year from last year!
For home sales last month, the area that saw the most activity was Tahoe Donner with 24 homes selling. Next was Truckee with 16 homes selling, then North Lake Tahoe with 15 sold homes. We are still seeing the most activity in the $500K and under price range. Specifically, in the $300K-$499K range with 27 homes selling last month! Next was the $500K-$699K range with 15 sold homes. There was also quite a bit of activity in the higher priced homes with 9 homes selling for over $1 million! One home even sold for $10 million! There were also 24 condo sales last month.

Lots of activity with home sales in Tahoe Donner! 24 homes sold during the month of August 2010! The lowest priced home sold for $295K and the highest priced home sold for $1.1 million. The average price was $541,583 and the median price was $525K. The average days on market was just 44 days! This shows that the well priced homes are selling quickly! 2 homes were bank owned properties, 1 was a short sale and the rest were standard sales. There are currently 159 active single family homes listed in Tahoe Donner. 7 of these are REOs and 13 are short sales. 29 homes are under contract. The absorption rate is around 18% and there is 5.4 months supply of inventory remaining in Tahoe Donner. Click on the link for current homes for sale in Tahoe Donner.
Lake Tahoe & Truckee July Real Estate Sales Stats

Another 72 homes sold in the Tahoe/Truckee area last month. 442 single family homes have now sold in 2010. The most homes sold last month were in Truckee and the North Shore of Lake Tahoe with 17 homes selling in each area. 13 homes sold in Tahoe Donner and 12 on the West Shore of Lake Tahoe. 2 homes sold in Alpine/Squaw, 1 in Northstar, and 2 in Lahontan. 29 homes sold in the $300K-$499K price range. Another 17 sold for under $299K. We saw more activity in the upper end market last month with 12 homes selling for over $1 million and 1 over $3 million! 19 condos sold last month.

June Tahoe Donner Market Update

15 Tahoe Donner homes sold during the month of June 2010. 89 homes have now sold in 2010. The least expensive home last month sold for $265K and the most expensive was for $1.025 million. The average home sale price was $601,793 and the median was $545K. The homes were on the market an average of just 64 days. 2 homes were short sales and the rest were standard sales. There are now 152 active single family homes listed in Tahoe Donner. 6 listings are bank owned properties and 18 are short sales. 16 homes are under contract.
