2 of the homes that sold last month were short sales and 3 were REOs. The least expensive home sale price was $311K and the most expensive home sale price was $965K. The average home sale price was $539,895 and the median was $460K. The average days on market was 133 days.

87 homes are currently listed in Tahoe Donner. 11 of these are short sales and 5 are REOs. The number of homes on the market has come up a bit from last month. 19 homes are currently under contract. The least expensive home sales last month was $329K and the most expensive was for $875K. The average home sale price was $566,888 and the median home sale price was $512K. The homes were on the market an average of 175 days. 2 of the sales were short sales and the rest were standard.

There are currently just 76 homes listed in Tahoe Donner. This is a lowest number we have seen in quite some time! 26 homes are under contract. The least expensive sold home last month was for $250K and the most expensive was $1,790K. The average home sale price was $677,641 and the median home sale price was $619,980. The average days on market was 95 days. 1 home was a short sale and 3 were bank owned. Inventory has come down a bit from last month and there are currently just 95 single family homes listed in Tahoe Donner. 25 homes are currently in escrow in Tahoe Donner. Lake Tahoe & Truckee October 2010 Real Estate Sales Stats

Another 83 single family homes sold last month. This makes a total of 691 sold homes in the Tahoe area for 2010!

The majority of home sales were in the $300K-$499K range with 32 homes selling. 17 homes sold for $299K or less. 15 homes sold in the $500K-$699K range. Still lots of activity with the upper end price range with 11 homes selling for over $1 million. The neighborhood with the most home sales was Tahoe Donner with 27 homes selling. Next was Truckee with 20 home sales. 5 of the homes that sold last month were short sales and 17 were bank owned.

skislope_0.jpg We are seeing quite a bit of activity with home sales in Tahoe Donner! Another 26 homes sold last month. This makes a total of 178 single family homes that have sold in Tahoe Donner year to date. The least expensive home sold for $280K last month and the most expensive home sold for $1.1 million. The average home sale price was $564,826 and the median home price was $512,500. The homes were on the market an average of just 79 days. 2 of the sold homes were bank owned and 1 was a short sale. There are currently 126 homes listed in Tahoe Donner. This number is down a bit from last month (159 homes listed). Many homes come off the market to become ski leases but some will be back on next spring. There are currently 29 homes in escrow in Tahoe Donner. 28 homes are in escrow.
