There were 63 single family homes sales recorded in the Tahoe Sierra Multiple Listing Service for last month (April 2011). This makes a total of 247 homes sales this year!
Home sales in the $499K and under saw the most activity last month. There were 21 homes that sold for between $300K-$499K and 20 that sold for under $299K. 8 homes sold for $500K-$699K. 8 homes sold for over $1 million! The most expensive sold for $3,350,000 in Norden, CA. 9 of the home sales last month were short sales and 18 were REOs.

117 single family homes have sold in our MLS so far for 2011! 48 single family homes sold last month.
The price range that continues to see the most activity is the $300K-$499K range. 17 homes in this price range sold last month. 12 homes sold for $299K or under. 8 homes sold for $500-$699K and 8 homes sold for $700K-$899K. Just 1 home sold for over $1 million last month. The sold price was $1.2 and the home was located in Homewood. 6 of the sold homes last month were short sales and 15 were REOs.

Tahoe Donner Market Update – January 2011

Tahoe Donner continues to be a neighborhood with lots of home sales each month. Another 9 homes sold during the month of January 2011.
The least expensive home sales last month was $329K and the most expensive was for $875K. The average home sale price was $566,888 and the median home sale price was $512K. The homes were on the market an average of 175 days. 2 of the sales were short sales and the rest were standard.
There are currently just 76 homes listed in Tahoe Donner. This is a lowest number we have seen in quite some time! 26 homes are under contract. The absorption rate is around 34% and there is just under 3 months supply of inventory remaining in Tahoe Donner. Click on the link for current homes for sale in Tahoe Donner.

Tahoe real estate sales are up! Another 84 homes sold last month. This makes a total of 624 year to date. Last year there were 538 home sales for the same time period. It’s encouraging to see some positive numbers!
The most homes sold in Tahoe Donner last month (26 homes) and in Truckee (19 homes). The $500K and under price range continues to see the most activity. Specifically, in the $300K-$499K range with 32 homes selling last month! Next was the $500K-$699K range with 18 sold homes. The upper end market saw a lot of activity as well with 17 homes selling for over $1 million!

Lake Tahoe & Truckee August Real Estate Sales Stats
September 3, 2010
August saw the same amount of home sales as July 2010. 72 single family homes sold last month. This makes a total of 519 year to date. For the same dates in 2009, 419 single family homes sold. This shows that we are seeing quite a bit more activity this year from last year!
For home sales last month, the area that saw the most activity was Tahoe Donner with 24 homes selling. Next was Truckee with 16 homes selling, then North Lake Tahoe with 15 sold homes. We are still seeing the most activity in the $500K and under price range. Specifically, in the $300K-$499K range with 27 homes selling last month! Next was the $500K-$699K range with 15 sold homes. There was also quite a bit of activity in the higher priced homes with 9 homes selling for over $1 million! One home even sold for $10 million! There were also 24 condo sales last month.
