Lake Tahoe & Truckee June Real Estate Sales Stats

71 single family homes sold last month! This makes a total of 370 sold properties year to date. For last month’s home sales, most of the activity was in Truckee with 21 homes selling and Northshore Lake Tahoe with 15 homes selling. We are continuing to see the most activity in the $300K-$499K price range. 17 homes sold for $299K or under, 26 homes sold in the $300K-$499K range, and 14 in the $500K-$699K range. 7 homes sold for over $1 million and 1 the most expensive home sold for $12.4 million! 16 condos sold last month.

May Tahoe Donner Market Update

chalet.jpgTahoe Donner is still seeing quite a bit of activity! 14 homes sold during the month of May 2010. This makes a total of 74 homes sold year to date. The least expensive home that sold last month was for $357K and the most expensive home sold for $1.1 million. The average home sale price was $626,117 and the median was $646,125.The homes were on the market an average of 107 days. The majority of the homes sold were in the $300K-$800K price range. 1 home that sold was a short sale and the rest were standard sales. There are now 117 homes on the market in Tahoe Donner (up from 85 last month). 13 homes listed are short sales and 5 are bank owned. 19 homes are currently in escrow. The absorption rate is around 16% and there is just over 6 months supply of inventory remaining in Tahoe Donner. Click on the link for current homes for sale in Tahoe Donner.

Lake Tahoe & Truckee May Real Estate Sales Stats

Another 52 homes sold last month (May 2010). 305 single family homes have sold now during 2010. The  majority of home sales were in Truckee and Tahoe Donner with 18 and and 15 homes selling in each area respectively. The most activity for price range was in the $300K-$499K range with 20 homes selling. 10 homes sold in the $500K-$699K range. 8 homes sold for over $1 million and 3 of these were over $2 million. 21 condos sold last month as well.

Lake Tahoe & Truckee April Real Estate Sales Stats

72 single family homes sold during the month of April 2010! Most home sales took place in Tahoe Donner (22 homes sold) and Truckee (25 homes sold). The price range that saw the most activity was $300K-$499K with 24 homes selling in this price range. 12 homes sold for $299K or under, 13 in the $500-$699K range, and 14 in the $700K-$899K range. 9 homes sold for over $1 million and 3 of these were over $2 million. There were also 28 condos that sold last month.

Tahoe/Truckee Real Estate 2010 1st Quarter Stats

The following charts show some of the first quarter stats for 2010 for the real estate market in Tahoe and Truckee.

The first chart compares some of the sold numbers for the first quarter in 2009 compared to 2010. The first graph shows sales volume for single family homes & condos, the second graph shows median & average price and the third graph shows units sold. For single family homes, there was a 22% increase in the sales volume. Condos saw a 174% increase. The median and average price for homes sold both decreased by 29% in 2010 compared to 2009. Units sold for single family homes increased by 50% for homes under $1 mil. and increased by 71% for homes over $1 mil. It’s nice to see these positive numbers!

The second charts break down the numbers by price banding  and area. The areas included are Incline Village, East Shore Lake Tahoe, Truckee, Tahoe City, South Lake Tahoe, Reno, Sparks, and Carson Valley. In most areas, the majority of home sales was in the lower price range.
