Lots of activity with home sales in Tahoe Donner! 24 homes sold during the month of August 2010! The lowest priced home sold for $295K and the highest priced home sold for $1.1 million. The average price was $541,583 and the median price was $525K. The average days on market was just 44 days! This shows that the well priced homes are selling quickly! 2 homes were bank owned properties, 1 was a short sale and the rest were standard sales. There are currently 159 active single family homes listed in Tahoe Donner. 7 of these are REOs and 13 are short sales. 29 homes are under contract. Tahoe Donner is still seeing quite a bit of activity! 14 homes sold during the month of May 2010. This makes a total of 74 homes sold year to date. The least expensive home that sold last month was for $357K and the most expensive home sold for $1.1 million. The average home sale price was $626,117 and the median was $646,125.The homes were on the market an average of 107 days. The majority of the homes sold were in the $300K-$800K price range. 1 home that sold was a short sale and the rest were standard sales. There are now 117 homes on the market in Tahoe Donner (up from 85 last month). 13 homes listed are short sales and 5 are bank owned. 19 homes are currently in escrow. There are still lots of homes selling in Tahoe Donner. In fact, there seem to be hardly enough homes on the market as inventory keeps going down and homes keep selling! Another 35 single family homes sold in Tahoe Donner during the month of December 2009. The least expensive home sold for $296K and the most expensive home sold for $1,327,950. The average days on market for these sold homes was 99 days (123 days for November 2009). The average sales price was $667,027 ($604,790 for November 2009). 227 single family homes sold in Tahoe Donner for 2009. 75 homes are still listed (very low number for Tahoe Donner). 20 homes are currently under contract. This puts the absorption rate at 27% and there is just under 4 months of inventory still on the market in Tahoe Donner. There are still some great deals on homes in Tahoe Donner!

The real estate market in Tahoe Donner is doing well! There were 15 homes that sold in November 2009. The lowest priced home was $300K and the highest price home was $1.2 million. The average was $604,790 and the median was $535K. The average days on market was 123 days. There are now 192 homes that have sold in Tahoe Donner year to date. There are 95 homes that are still for sale in Tahoe Donner and 35 are in escrow. This puts the absorption rate at 37% which is phenomenal! There is just over 2 1/2 months of inventory still on the market in Tahoe Donner. An average or “healthy” market is around 6 months of inventory, so these numbers are outstanding! There are lots of buyers just waiting for that good deal and when it comes on the market, it doesn’t seem to last long.
