25 homes sold in Tahoe Donner during the month of December. This makes a total of 222 for the year! The least expensive sold home last month was for $316,500 and the most expensive was for $1,055,000. The average home sale price was $522,829 and the median price was $480,000. The average days on market was 75 days. 3 of the homes were bank owned and 2 were short sales. There are currently 86 homes listed in Tahoe Donner. 16 homes are under contract. Tahoe/Truckee Real Estate 2010 Year End Stats

These graphs show some of the year end sales statistics for the Lake Tahoe/Truckee area.
The first set of graphs compares sales numbers in 2010 to 2009. For sales volume at Lake Tahoe, there was a 20% increase in home sales and a 48% increase in condo sales in 2010 compared to 2009. For units sold in 2010, there was a 16% increase for home sales and a 46% increase for condos. The median price for homes decreased by 6% and the average home sale price increased by 1%. The median condo price decreased by 9% in 2010 the average price increased by 4%.
The second set of graphs shows numbers for Truckee. Sales volume had no change in 2010 compared to 2009 for single family homes and and condo sales volume increased by 46%. Units sold increased by 5% for single family homes and and condo sales increased by 46%. The median price of single family homes decreased by 8% in 2010 and the average home sale price decreased by 4%. The median price for condos decreased by 9% and the average price stayed the same.

Homes are selling in Truckee! 26 homes sold in Tahoe Donner just last month (September 1-30, 2010). The least expensive home sold for $265,000 and the most expensive home sold for $1,140,000. The average sold price was $556,630 and the median sold price was $519,500. The homes were on the market an average of 72 days. 1 of the homes was a short sale and the rest were all standard sales (not bank owned or short sales). There are currently 159 homes listed in Tahoe Donner. 7 are bank owned and 17 are short sales. 28 homes are in escrow. The average price was $541,583 and the median price was $525K. The average days on market was just 44 days! This shows that the well priced homes are selling quickly! 2 homes were bank owned properties, 1 was a short sale and the rest were standard sales. There are currently 159 active single family homes listed in Tahoe Donner. 7 of these are REOs and 13 are short sales. 29 homes are under contract. The average home sale price was $567,500 and the median home sale price was $490K. The average days on market for homes sold was 126 days. 1 home was an REO (bank owned) property and the rest were standard sales. 102 single family homes have sold in Tahoe Donner now year to date. There are currently 165 active homes on the market. 19 of these are short sales and 6 are REOs. 28 homes are currently in escrow.
