Another 83 single family homes sold last month. This makes a total of 691 sold homes in the Tahoe area for 2010!
The majority of home sales were in the $300K-$499K range with 32 homes selling. 17 homes sold for $299K or less. 15 homes sold in the $500K-$699K range. Still lots of activity with the upper end price range with 11 homes selling for over $1 million. The neighborhood with the most home sales was Tahoe Donner with 27 homes selling. Next was Truckee with 20 home sales. 5 of the homes that sold last month were short sales and 17 were bank owned.

We are seeing quite a bit of activity with home sales in Tahoe Donner! Another 26 homes sold last month. This makes a total of 178 single family homes that have sold in Tahoe Donner year to date. The least expensive home sold for $280K last month and the most expensive home sold for $1.1 million. The average home sale price was $564,826 and the median home price was $512,500. The homes were on the market an average of just 79 days. 2 of the sold homes were bank owned and 1 was a short sale. There are currently 126 homes listed in Tahoe Donner. This number is down a bit from last month (159 homes listed). Many homes come off the market to become ski leases but some will be back on next spring. There are currently 29 homes in escrow in Tahoe Donner. 28 homes are in escrow. The absorption rate is around 23% and there is just over 4 months supply of inventory remaining in Tahoe Donner. Homes are selling in Truckee! 26 homes sold in Tahoe Donner just last month (September 1-30, 2010). The least expensive home sold for $265,000 and the most expensive home sold for $1,140,000. The average sold price was $556,630 and the median sold price was $519,500. The homes were on the market an average of 72 days. 1 of the homes was a short sale and the rest were all standard sales (not bank owned or short sales). There are currently 159 homes listed in Tahoe Donner. 7 are bank owned and 17 are short sales. 28 homes are in escrow. Lots of activity with home sales in Tahoe Donner! 24 homes sold during the month of August 2010! The lowest priced home sold for $295K and the highest priced home sold for $1.1 million. The average price was $541,583 and the median price was $525K. The average days on market was just 44 days! This shows that the well priced homes are selling quickly! 2 homes were bank owned properties, 1 was a short sale and the rest were standard sales. There are currently 159 active single family homes listed in Tahoe Donner. 7 of these are REOs and 13 are short sales. 29 homes are under contract. The average days on market for homes sold was 126 days. 1 home was an REO (bank owned) property and the rest were standard sales. 102 single family homes have sold in Tahoe Donner now year to date. There are currently 165 active homes on the market. 19 of these are short sales and 6 are REOs. 28 homes are currently in escrow.
