The Tahoe Donner Real Estate Market is looking good! 12 homes sold last month. This makes a total of 57 Tahoe Donner home sales for 2011.

We are continuing to see more and more short sales and foreclosures on the market. 1 of the homes that sold last month was short sales and 3 were REOs. The rest were standard sales (8). The lowest home sale price last month was $230K and the highest home sale price was $850K. The average sales price was $509, 558. The average days on market was 86 days.

92 single family homes are now listed in Tahoe Donner. 14 of these are short sales and 1 is an REO. Inventory is slowly going back up as the warmer weather is coming and home owners are deciding to sell again. There are currently 16 homes in escrow in Tahoe Donner. 21 Tahoe Donner homes sold last month! This is the largest number we have seen in quite some time. There have now been 45 single family home sales in Tahoe Donner for 2011.

4 homes that sold were short sales and 2 were REOs. The lowest sale price was $235K and the highest sale price was $1.2 million. The average home sale price was $554,114 and the median home sale price was $525K. The average days on market was 105 days.

There are still 81 single family homes listed in Tahoe Donner. 13 of these are short sales and 3 are REOs. The amount of inventory is going down a bit each month. It will likely go up again this spring. There are currently 17 homes in escrow in Tahoe Donner. Lake Tahoe & Truckee December 2010 Real Estate Sales Stats

85 single family homes sold during the month of December 2010. 864 total homes sold in our MLS for 2010. This is an increase from the year before with 792 single family homes selling in 2009.

The $300K-$499K price range had the most sales with 37 total homes selling last month. 17 homes sold in the $500K-$699K range and 17 homes sold for under $299K. 4 homes sold for over $1 million. The majority of the home sales were in Tahoe Donner (26 home sales) & Truckee (21 home sales). 9 short sales sold last month and 25 bank owned properties.

The least expensive sold home last month was for $250K and the most expensive was $1,790K. The average home sale price was $677,641 and the median home sale price was $619,980. The average days on market was 95 days. 1 home was a short sale and 3 were bank owned. Inventory has come down a bit from last month and there are currently just 95 single family homes listed in Tahoe Donner. 25 homes are currently in escrow in Tahoe Donner.
