Lake Tahoe Real Estate Update

The Lake Tahoe and Truckee real estate markets continue to present strong sales numbers! 126 single family homes sold during the  month of September 2011. This is an improvement from last year – 85 homes sold in September 2010. There have been 683 single family homes that have sold in 2011 year to date.

The most home sales took place in Truckee (43 homes) and Tahoe Donner (28 homes). The price range with the most home sales was the $300K-$499K range (50 home sales). 34 homes sold for $299K or less and 12 homes sold for over $1 million last month. There were 15 short sales and 10 REO sales last month.

Lake Tahoe & Truckee December 2010 Real Estate Sales Stats

85 single family homes sold during the month of December 2010. 864 total homes sold in our MLS for 2010. This is an increase from the year before with 792 single family homes selling in 2009.

The $300K-$499K price range had the most sales with 37 total homes selling last month. 17 homes sold in the $500K-$699K range and 17 homes sold for under $299K. 4 homes sold for over $1 million. The majority of the home sales were in Tahoe Donner (26 home sales) & Truckee (21 home sales). 9 short sales sold last month and 25 bank owned properties.

Another 83 single family homes sold last month. This makes a total of 691 sold homes in the Tahoe area for 2010!

The majority of home sales were in the $300K-$499K range with 32 homes selling. 17 homes sold for $299K or less. 15 homes sold in the $500K-$699K range. Still lots of activity with the upper end price range with 11 homes selling for over $1 million. The neighborhood with the most home sales was Tahoe Donner with 27 homes selling. Next was Truckee with 20 home sales. 5 of the homes that sold last month were short sales and 17 were bank owned.

Tahoe/Truckee Real Estate 2010 1st Quarter Stats

The following charts show some of the first quarter stats for 2010 for the real estate market in Tahoe and Truckee.

The first chart compares some of the sold numbers for the first quarter in 2009 compared to 2010. The first graph shows sales volume for single family homes & condos, the second graph shows median & average price and the third graph shows units sold. For single family homes, there was a 22% increase in the sales volume. Condos saw a 174% increase. The median and average price for homes sold both decreased by 29% in 2010 compared to 2009. Units sold for single family homes increased by 50% for homes under $1 mil. and increased by 71% for homes over $1 mil. It’s nice to see these positive numbers!

The second charts break down the numbers by price banding  and area. The areas included are Incline Village, East Shore Lake Tahoe, Truckee, Tahoe City, South Lake Tahoe, Reno, Sparks, and Carson Valley. In most areas, the majority of home sales was in the lower price range.

Lake Tahoe First Quarter Sales Stats 2009

The following graphs show some of the real estate sales information for the first quarter 2009. The first graph shows sales volume in the Lake Tahoe area for the dates of January 1 – March 31, 2009.  The second chart shows sales by price banding in the different areas around the Sierra Nevadas.  The second chart also compares first quarter sales stats in 2008 to the first quarter in 2009.
