Lake Tahoe & Truckee May 2011 Real Estate Sales Stats

57 homes sold in the Truckee/Tahoe area last month. 302 single family homes have sold in our MLS now this year. This number is up a little from 2010. For the same dates last year, 299 homes had sold.
The most activity for home sales last month was in Truckee with 22 single family home sales. 9 homes sold in Tahoe Donner, 7 at North Shore of Lake Tahoe, 4 at West Shore Lake Tahoe 3 at Alpine/Squaw, 1 at Northstar, and 1 at Lahontan. The majority of home sales was in the $300K-$499K range with 17 sales. 15 homes sold for $299K and under. 4 homes sold for over $1 million. 11 short sales and 10 REOs sold last month.

Lake Tahoe & Truckee March 2011 Real Estate Sales Stats

We are continuing to see quite a bit of activity in the Lake Tahoe and Truckee real estate market! 88 homes sold last month! This makes a total of 184 home sales in our MLS for 2011.
The price range that continues to see the most activity is the $300K-$499K range. 33 homes in this price range sold last month. 20 homes sold in the $400K-$599K range, and 17 sold for $299K or under.
7 homes sold for over $1 million in March! The most expensive home sold for $6.3 million.

February Tahoe Donner Update

11 homes sold in Tahoe Donner last month (February 2010). This makes a total of 21 single family homes that have sold in Tahoe Donner for 2010. The least expensive home was a bank owned property that sold for $238K. There was 1 short sale property that sold for $459K. The most expensive home sold for $985K. The average home sale price for last month was $571,454 and the median was $505K. We are continuing to see the most activity in the $500K-$700K price range in Tahoe Donner. The average days on market was 127 days. There are currently 82 single family homes listed in Tahoe Donner. There are 16 short sale listings and 1 listing is an REO. 23 homes are in escrow (up from 14 last month). Lake Tahoe & Truckee home sales are looking good. 71 homes and 9 condos sold during the month of July 2009! The majority of the home sales continues to be in the lower end price range – especially $700K and under. 12 homes sold for $299K & under, 20 homes sold in the $300K – $499K price range, 18 homes for $500K – $699K, and 8 for $700K – $899K. 7 homes sold for over $1 million last month so we are also seeing some activity in the higher priced homes.
