Lake Tahoe & Truckee May Real Estate Sales Stats

Another 52 homes sold last month (May 2010). 305 single family homes have sold now during 2010. The majority of home sales were in Truckee and Tahoe Donner with 18 and and 15 homes selling in each area respectively. The most activity for price range was in the $300K-$499K range with 20 homes selling. 10 homes sold in the $500K-$699K range. 8 homes sold for over $1 million and 3 of these were over $2 million. 21 condos sold last month as well.

We have seen quite an influx in the number of homes in escrow in our MLS lately. 203 properties total are currently under contract! The number of sold homes was up this past month as well. 66 single family homes and 27 condos sold during August 2009. The most activity was in the $300K-$499K price range once again with 22 homes selling. We saw more activity in the upper end price range this past month though also. 9 homes sold for over $1 million!

We are continuing to see more activity with home sales around the Truckee Tahoe area. 64 homes & 7 condos sold last month (June 2009). The most activity was in the $300K-$499K range (27 sold homes) and the $500K-$699K range (14 homes sold). 7 homes sold for under $299K, 10 homes sold in the $700-899K range, and 5 homes in the $900K-$1.1 mil. range. 1 home sold for over $2 million on the North Shore of Lake Tahoe.

Lake Tahoe First Quarter Sales Stats 2009

The following graphs show some of the real estate sales information for the first quarter 2009. The first graph shows sales volume in the Lake Tahoe area for the dates of January 1 - March 31, 2009. The second chart shows sales by price banding in the different areas around the Sierra Nevadas. The second chart also compares first quarter sales stats in 2008 to the first quarter in 2009. The following chart shows the sales stats for the Lake Tahoe and Truckee area for March 2009. The chart breaks down the sold properties by area and by price range.
The most activity was in the $300K - $499K range (13 single family homes sold). 11 homes sold in the $500K - $699K range. There were 9 homes over $1 million that sold in March 2009. A total of 41 single family homes and 10 condos sold during the month of March.
