Tahoe/Truckee Third Quarter Stats 2009

Our broker recently put out the 2009 third quarter stats for the Tahoe/Truckee area.

The first chart compares some of the sold numbers from 2008 to 2009. The first page shows sales volume for single family homes & condos, the second page shows median & average price and the third page shows units sold.

The second charts break down the numbers by price banding  and area. The areas included are Incline Village, East Shore Lake Tahoe, Truckee, Tahoe City, South Lake Tahoe, Reno, Sparks, and Carson Valley.

Lake Tahoe & Truckee October Real Estate Sales Stats

The Lake Tahoe and Truckee real estate market is seeing quite a bit of activity! We saw quite an influx in the number of sold homes during the month of October. 108 single family homes and 31 condos sold last month. The majority of the home sales was in the $300K-$499K price range with 48 homes selling! 26 homes were in the $500K-$699K range, and 13 for $700K-$899K. 15 total homes sold for over $1 million last month! And 3 of these sold for over $3 million! There was more activity in the upper end price range than we have seen in awhile.

Beyond the Headlines-C.A.R. Real Estate Update

The California Association of Realtors put out a very interesting article this week about mortgage updates and other up to date information on real estate in the state. The article discusses some of the current real estate trends and issues with purchasing homes in today’s market.

There are a number of other articles worth reading in this issue including a Wall Street Journal article on whether or not buyers should purchase condos, a San Francisco Chronicle article discussing the current short sale market, a Los Angeles Times article on expected foreclosures, and other general information on national real estate.

Lake Tahoe/Truckee Real Estate Stats

The real estate numbers for the Truckee/Tahoe area are certainly up. 87 single family homes sold during the month of September! With 87 sold homes out of 999 active homes, the absorption rate is just around 9% which is not too bad. 28 condos sold in September. The majority of the sold homes were in the $300K-$499K price range with 32 total homes selling. 12 homes sold for $299K or less, 22 homes sold in the $500K-$699K range, and 12 in the $700K-$899K.

Some of the best numbers for last month’s sales was the influx in sales over $1 million with 10 homes selling in this range!

We have seen quite an influx in the number of homes in escrow in our MLS lately. 203 properties total are currently under contract! The number of sold homes was up this past month as well. 66 single family homes and 27 condos sold during August 2009. The most activity was in the $300K-$499K price range once again with 22 homes selling. We saw more activity in the upper end price range this past month though also. 9 homes sold for over $1 million!

Lake Tahoe & Truckee home sales are looking good.  71 homes and 9 condos sold during the month of July 2009! The majority of the home sales continues to be in the lower end price range - especially $700K and under. 12 homes sold for $299K & under, 20 homes sold in the $300K - $499K price range, 18 homes for $500K - $699K, and 8 for $700K - $899K. 7 homes sold for over $1 million last month so we are also seeing some activity in the higher priced homes.

Lake Tahoe & Truckee Monthly Real Estate Sales Stats

We are continuing to see more activity with home sales around the Truckee Tahoe area. 64 homes & 7 condos sold last month (June 2009). The most activity was in the $300K-$499K range (27 sold homes) and the $500K-$699K range (14 homes sold). 7 homes sold for under $299K, 10 homes sold in the $700-899K range, and 5 homes in the $900K-$1.1 mil. range. 1 home sold for over $2 million on the North Shore of Lake Tahoe.

Man of La Mancha Play

man-of-lamancha-2_0.jpgI recently went to see the play “Man of La Mancha” in Mill Valley last Sunday. The weather was gorgeous and the play was incredible. One of the highlights was the theme song - “The Impossible Dream.” It was really a fitting song for all of us during these tough times.  Since many of our homeowners are from the Bay Area, I wanted to share this story with everyone.  Looking at the program, I noticed a clever ad from ProMortgage.

They put their own words to the song “The Impossible Dream” (see to the left).

Once again, very encouraging to all of us during this time!  Sing along with Randi.
